Paying for Property or Rent in Phuket, Thailand

Why you need a payment intermediary

If you're planning to buy or rent a property in Phuket but don't have a Thai bank account set up yet, you need a licensed intermediary to move the money legally to the developer or landlord. How a property purchase payment works

  1. You transfer funds to EXFM — by bank transfer, from your home country.
  2. EXFM converts the amount to baht at the confirmed rate.
  3. The funds reach the developer — as a direct transfer to the developer's account, into an escrow account for the deal, or as an official cashier's cheque, which the Land Department accepts for registering the property.

Two documents matter here, and EXFM prepares them as part of the service rather than leaving you to deal with a Thai bank alone:

  • FET (Foreign Exchange Transaction form) — confirms that the funds were legally brought into Thailand and converted; required for registering deals above a certain threshold.
  • Credit Advice — a bank confirmation of the funds received, which developers typically ask for before transferring title.

What to know before buying property in Phuket

Demand for villas and apartments in Phuket has stayed strong among foreign buyers, whether for personal use or rental income. Before signing anything, it's worth understanding two points of Thai property law:

  • Freehold (full ownership) and leasehold (long-term lease, usually 30 years with renewal options) are the two main ways to hold property in Thailand, and which one applies changes both the payment process and the paperwork you'll need at registration.
  • Chanote is the title deed — worth verifying on any property before you put down a deposit.

Property values in popular parts of Phuket have generally outpaced global averages in recent years, but actual returns depend on the location, the type of property, and market conditions — rental income and resale gains are never guaranteed, and it's worth planning with that in mind.

There's also a practical cost to the usual route: converting your home currency to US dollars, then dollars to baht, on top of agency fees and taxes. Routing the whole transfer through one licensed exchange removes at least one of those conversion steps. Since 2024, EXFM has processed payments for more than 270 properties in Phuket.


Renting in Phuket

If you're not ready to buy, or you're still deciding whether the island is right for you, renting is the sensible first step. It typically comes in two forms:
